Turning Design and Build Into Actionable Steps

Our process
How we work
Creating a home is an intricate and high-stakes endeavor—but our goal is to break it down into clear, manageable steps. We guide you through the process with actionable goals, detailed to-do lists, and a clear visual roadmap. From vision to blueprint to construction, we turn ideas into buildable reality—one step at a time.
Our process
Site & Code Research1/4
Each of our designs begins with a deep respect for the land. We believe architecture should reflect the natural beauty of its surroundings and work with the site’s features.

As part of our process, we visit your property with a 3D scanner to create a detailed digital model. This allows us to analyze topography, light, views, and vegetation early on—so we can place the home thoughtfully, preserve natural features, and minimize site disturbance.

In parallel, we research all relevant building codes and zoning regulations, compiling an early checklist of key requirements. This ensures the design is both inspiring and feasible—streamlining the permitting process and setting the project up for a smooth approval.
Concept & Plan2/4
With a strong understanding of the land, we develop 2–3 master concepts that include 3D building massing and a diagrammatic floor plan to outline the initial program. This helps you visualize how your property could take shape through thoughtful planning and design.

We also begin rough value engineering to ensure alignment with your budget and priorities. Alongside this, we create mood boards and gather reference images to clarify the architectural vision—bridging design intent with practical reality.
Design & Value Engineering3/4
We develop the chosen concept into a detailed architectural design, illustrated through drawings, dimensions, and selections for both interior and exterior finishes. We take pride in producing high-quality 3D renderings that help you clearly envision the completed home.

At the same time, we conduct thorough value engineering—breaking down each component into takeoff sheets and collaborating with builders and vendors to develop accurate cost estimates. This process ensures the design remains financially feasible while staying true to the original vision.
Permit & Construction4/4
We prepare all county-specific permit drawings and required reports, working closely with our consultants to obtain structural, MEP, and any additional engineering or documentation needed. Our team coordinates with consultants and the Authority Having Jurisdiction (AHJ) to meet all local and state requirements and streamline the permitting process.

Once construction begins, we stay actively involved—coordinating with the builder, responding to RFIs (Requests for Information), and providing guidance on materials and design intent. Our goal is to ensure a smooth, informed, and successful construction process from start to finish.

In this phase, we study the natural features of your site—such as terrain, vegetation, light, air, and views—and translate them into a logical framework for planning. Our goal is to align the design with what the land naturally offers, ensuring the future home is positioned to take full advantage of its surroundings.

Deliverables:

3D site scan and topographic model

Site planning analysis - light, wind, view, slope, vegetation

Zoning code and permitting research

Preliminary site diagrams and test fits

Early project checklist for permitting and constraints
Design for people, for daily life, for air, and for light

Each architectural project is a story. We begin by listening—empathizing with your vision and the meaning behind your future home.

We translate this story into blueprints, 3D models, and vivid images of a future place in time. Through close collaboration, we design not only the architecture but also the interiors—imagining the rhythms of daily life, the placement of fixtures, and the textures and materials that shape how you’ll live, feel, and move through space.

Deliverables:

Architectural drawings (plans, elevations, sections)

Concept sketches and design diagrams

Detailed 3D models of the building

3D renderings for both exterior and interior views

We take our numbers seriously. A building isn’t just a beautiful image; it’s a real structure shaped by resources, materials, and budget.
That’s why we break down our design into data: quantities, takeoffs, and cost estimates. We translate ideas into spreadsheets, aligning vision with feasibility—because good architecture must not only inspire, it must also get built.

Deliverables:

Materials list with markup and specifications

Itemized quantity takeoffs and schedules

Cost estimates based on design

Curated vendor and supplier lists for sourcing

One of the most challenging—and fascinating—aspects of architecture is its balance between art, science, and finance. We take our numbers seriously. A building isn’t just a beautiful image; it’s a real structure shaped by resources, materials, and budget.
